What is an EPC?
The EPC shows the energy efficiency rating (which relates to running costs) of a property. The building is rated is shown on an A–G rating scale similar to those used for electrical appliances. An A rating would be the most energy efficient.
When a property is about to be marketed, the l andlord or sellers must provide an EPC free of charge to interested parties and they must provide a copy of the EPC to the person who takes up the tenancy or the successful buyer
The property cannot be marketed until the EPC has been commissioned.
The EPC includes information showing:
recommended measures to improve the energy efficiency of the property
estimated energy costs and projected saving if recommendations are implemented
rules on renting the property without improving the EPC rating - Minimum energy efficiency standards (MEES) regulations
which improvement measures would be eligible for grants
